Ms. Masiello is responsible for processing, managing and organizing all of EMCAP’s loans.
Additionally, Donna oversees daily bookkeeping and tracking of all loans from closing date through to loan maturity. Prior to joining EMCAP, Ms. Masiello worked as a Paralegal for a Massachusetts Real Estate Law Firm for more than a decade and is experienced in all aspects of real estate closings and servicing.
Ms. Masiello received her Bachelor’s Degree from Rhode Island College.
Glenda Delgado joins EMCAP with over 15 years of experience in both public and private accounting sectors. Ms. Delgado is responsible for the administration of all accounting, funding and reporting of EMCAP’s lending portfolio.
Prior to joining EMCAP in 2019, Glenda worked as assistant controller for Rhode Island Housing where she managed a team responsible for daily operations, federal grant management and funding for RI Housing mortgages and well as various other products available to home buyers and homeowners. Prior to Rhode Island Housing, Ms. Delgado spent eight years as a public auditor for a nationally recognized accounting firm, Kahn, Litwin & Renza (KLR).

Senior Commercial Loan Officer
Bryan Joyce joins EMCAP with over 15 years of experience in real estate, institutional investing and lending. Throughout his career he has worked with real estate developers and investors across the country, consulting on and financing commercial real estate projects. Before joining EMCAP, Mr. Joyce was in a similar role with Grand Coast Capital, providing renovation and commercial bridge loans nationwide. Prior to Grand Coast, he served as Director of Lending & Business Development for a New England based private commercial lender where he established the lending platform and led origination, sales, and marketing initiatives. Mr. Joyce began his career in institutional investment research and portfolio management working with community foundations, pension plans, and university endowments.

Vice President – Real Estate & Lending
Michael Chadwick is responsible for directing the day to day operations of EMCAP as well as TPG Residential and TPG Brokerage. Since the Company’s inception, Mr. Chadwick has originated over $30 million in loans and built out an organization that is capable of closing and servicing construction loans in 3 states. Mr. Chadwick has also overseen the acquisition, renovation and property management of over 100 homes throughout New England. Mr. Chadwick has also served in other capacities in his 10 years with TPG. Entering the company as Director of Capital Markets, he worked closely with the CFO in handling the company’s $1.7 billion debt portfolio. In addition, Mr. Chadwick was responsible for the acquisition of 400 apartment units and the development of a Rhode Island coastal subdivision.
Prior to joining Procaccianti Companies in 2007, Mr. Chadwick was Vice President of TriSail Capital Corporation (a wholly owned subsidiary of Bank of America) where he was responsible for underwriting, closing, and asset management of highly structured mezzanine and participating debt transactions across all real estate property types nationwide. During his time at TriSail, Mr. Chadwick worked closely with originators to structure more than $2 billion in real estate loans. In addition, Mr. Chadwick was responsible for developing portfolio management strategies as well as investor reporting tools for TriSail’s investor funds. Prior to joining TriSail, Mr. Chadwick spent three years as an underwriter with Berkshire Mortgage Finance where he underwrote and closed more than $200 million in first mortgage multifamily loans under Fannie Mae and Freddie Mac’s lending programs. Gregory D. Vickowski
Gregory D. Vickowski is the Chief Financial Officer of Procaccianti Companies and its affiliates, and senior member of the Company’s Investment & Loan Committees. Working side by side with two generations of leadership for nearly three decades, Mr. Vickowski has been integral in driving the Company’s unprecedented growth and evolution of the Firm’s vertically integrated platform which has propelled the organization among the top echelon of U.S.-based real estate investment and services firms.
Mr. Vickowski has personally been involved with approximately $1.5 billion in equity investments, $3 billion in debt financings and approximately $4 billion in total real estate and hotel transactions. As CFO, Mr. Vickowski oversees all aspects of the Firm’s investment strategy and asset management of the Company’s national real estate portfolio while supervising all functional areas of accounting, tax management, information technology, and management of the Company’s multiple investment funds.
Mr. Vickowski has developed tenured relationships with the top pension, private equity, endowment, High Net Worth and family office investors in the world as well as leading hotel brands like Marriott, Hilton and Hyatt, and premier lenders like JP Morgan, Bank of America and Deutsche Bank. Additionally, Mr. Vickowski has orchestrated numerous transactions with premier investment partners including LoneStar Funds, Rockbridge, BlueDog Capital, InvestCorp, and CalPERS – the largest employee pension fund in the United States.
Mr. Vickowski earned a Bachelor’s Degree from the University of Massachusetts-Dartmouth in Business Administration, a Master’s Degree from the University of Rhode Island in Business with course concentrations in Finance and MIS and earned a Master’s Degree in Taxation from Bryant University. Currently, he is a member of the Pension Real Estate Association and the Hotel Asset Management Association.
Mr. Vickowski is recognized nationally as a subject matter expert with regular editorial contributions to industry publications including Hotel Business Magazine and Hotel Management Magazine, and is a sought-after guest speaker with recent engagements including the Great Boston Real Estate Finance Association and the Boston University Distinguished Speaker Series. Mr. Vickowski is a past recipient of the ‘CFO of the Year’ by Providence Business News.
